Mystery Shopping Research Method to Measures the Quality of a Service

Mystery shopping is a research method that measures the quality of a service, tests the implementation of regulations or collects more specific information about a product or service. The mystery shopping method is generally unknown to the object being evaluated. The equipment used in the mystery shopping process begins with a simple list of questions that mystery buyers should keep in mind. Mystery shopping can be done in any industry, but it is most common in retail, hotels, theaters, shops, banks, and other service-based industries. Mystery shopper or some call it secret shopper is a technique used to measure the quality of service or collect specific information about certain products and services. It’s called “mystery”, because this assessment is done in secret in its implementation, a so-called shopper acts as if he is the buyer of a product or service.

The questions on your mystery shopping survey should cover the entire customer journey. This means you must identify even the smallest problems and opportunities in order to generate data, which you can then bucket and analyse over time to reveal subtle issues and growing trends. Survey responses should be easily quantifiable, with little room for speculation. The best questions are yes/no or multiple choice.

Before the implementation, Mystery shopper will get training, scenarios and materials that must be excavated during the implementation of mystery shopper. One example done by PT. IRIJ is a mystery shopper doing mystery shopping to a beauty services place to gather information about customer service by becoming a buyer of a product, asking about the product. Of course, doing research with a mystery shopping method has several benefits such as: Getting objective evaluation results, although every company has policies and procedures that apply to employees, not all of them are followed. As a result, customer satisfaction may suffer. Of course, we can’t do daily surveillance during your working hours. So we can use mystery shopping to learn about the performance of these employees.

These are 35 sample of mystery shopping survey questions and explain the most brand-appropriate and cost-effective way to tackle these surveys:

 In-Store Cleanliness & Appearance Questions

  1. Was the parking lot generally clean?
  2. When you walked up to and through the store entrance, was it clean and well maintained?
  3. Did you notice any worn or damaged signs in the store?
  4. Did you notice any areas that needed attention?
  5. Was the restroom clean, well-stocked, and working properly?
  6. Were the aisles clutter-free, with room for two or more carts to pass through?

 

Employee Behaviour Questions

  1. When you entered the store, did an associate acknowledge you within 30 seconds?
  2. Approximately how many other customers were in the store while you were shopping?
  3. When you were greeted, what was said?
  4. Did the associate/team member smile?
  5. Did the associate/team member ask what you were shopping for today?
  6. Did the associate/team member offer you help?
  7. Did the associate help you find the product by escorting you, or by giving you directions to find it on your own?
  8. Did the associate/team member recommend other products you might like?
  9. Did the associate/team member give you his/her undivided attention?
  10. Did the associate provide helpful information about the product?
  11. Was every associate you encountered upbeat and friendly?
  12. Were any associates/team members inconsiderate or rude?
  13. Did any associates/team members go above and beyond to serve you? If YES, what was his/her name and department, and how did he/she go above and beyond?
  14. Did all other associates/team members you encountered or passed smile and greet you?
  15. Did the associate/team member provide a pleasant closing comment (“Have a good day,” “Thanks for shopping with us,” “Thank you,” etc.)?
  16. Did the cashier greet/acknowledge you when you reached the counter?
  17. Did the cashier ask if you found everything you needed?
  18. Did the cashier mention the loyalty/rewards program by name during your transaction?
  19. If you’re not a member, did the cashier ask if you’d like to join?
  20. Did the cashier mention the invitation for the customer/guest satisfaction survey at the bottom of the receipt?
  21. Did the cashier thank you at the end of your transaction?
  22. If you had more than 2 bags, did someone offer to help carry them out?

 

Path to Purchase Questions

  1. Was every item you wanted to purchase available? If not, please list the unavailable item(s).
  2. Were you able to find the style and size you were looking for?
  3. Did all perishable foods (salads, sandwiches, etc.) appear fresh?
  4. How many registers were staffed when you got in line?
  5. Was there at least one (1) express lane open?
  6. Were there less than three (3) customers in line? If not, did anyone call for additional help (to manage the line or open another register)?
  7. Once you reached the counter, how long did it take to complete the transaction (get your receipt). 

Acquiring a professional point of view, individual observations do not produce the results of evaluations you receive from mystery buyers. Mystery shoppers have been given insights into consumer spending behaviour based on their demographic categories, so they understand how businesses can be improved from a consumer perspective. Enabling the evaluation of competitors, mystery shopper can be used to analyze not only the performance of the company, but also the performance of competitors When we use Mystery shopper to observe how the competitor’s business operates, we can gather a lot of knowledge that can be used to continuously improve the performance of your company and gain a competitive advantage. 

Enabling objective evaluation of new products, although new products or procedures seem promising, it is not always possible to achieve the desired results when implemented in the field. To prevent fraud, we must pay more attention as business owners. Because the more we loosen our guard, the more opportunities for fraud exist. In mystery shopping, the entire purchase cycle is recorded, from the beginning to the end of the transaction process, including the services provided. It can be used to prevent fraud, such as transactions that are not recorded intentionally or even embezzlement of money. 

Using mystery shopping research methods there will be the right and effective alternative to know the customer experience in a business. The results of mystery shopping can be used to improve strategies to increase customer satisfaction.

    Recent Property Development

    The Covid-19 pandemic has dealt a quite severe blow to the property business sector in 2020. During the PSBB period, business activities were very sluggish and it can be said that some business actors suffered severe losses.

    However, entering the new normal period, the economic activity in several sectors including property has begun to revive from the previous period. The role of the government triggers the revival of Indonesia’s property business activities.

     Government Stimulus

    The assistance provided by the government is in the form of subsidies or incentives for interest subsidies to debtors of public housing credit (KPR), which is contained in the Minister of Finance Regulation (PMK) Number 138 / PMK.05 / 2020 and amendments to PMK 85 / PMK.05 / 2020 regarding the guidelines for providing interest subsidies in the effort to implement the National Economic Recovery program.

    In early March 2020, the Government decided to increase the allocation of housing financing assistance by IDR 1.5 trillion for Low-Income Communities (MBR). This was stated by the Director General of Infrastructure Financing of the Ministry of Public Works and Public Housing (PUPR) Eko Djoeli Heripoerwanto in a webinar, Wednesday (29/7/2020).

    In addition, the Government also has Bank BTN as their partner-collaboration to implement their OMH Program aimed at Low-Income Communities (MBR) with low interest rates and low installments for the purchase of a prosperous tread house and a welfare apartment.

    Bank BTN noted, in 2015 they have provided housing financing assistance totaling 474,099 units. Then in 2016 as many as 595,540 units, in 2017 to 666,806 units, in 2018 to 755,093 units, and in 2019 to 735,749 units.

    As of September 2020, BTN has provided home ownership credit support (KPR) of 93,448 units which cost as much as Rp. 15.6 trillion. These support provided by BTN is significant for the survival of the business property sector.

    BTN commitment on supporting business property has not slackened. In fact, during the pandemic, BTN continuously provides support for the government program.The distribution of subsidized KPR is still a mainstay of BTN for the One Million Houses program.

    Positive Trend in Q3  2020

    There is a positive trend during Q3 2020 after it drastically dropped earlier in the year, indicates there is potential for the revival of Commercial Property Demand in Q4 2020 and the next Q1 2021.

    Hotels and convention halls are two sectors whose demand has risen quite drastically in the Q3 after falling badly in the previous quarter. This demonstrates positive potential for its development in the future. Meanwhile, the demand of apartment remains low and still struggles to revive until now.

    Overall in Jabodetabek, the commercial property sector also experienced a positive increase during Q3 2020.

    In Jakarta, all commercial property demands show positivism with hotels being the most prominent in their development at Q3 2020. After previously shows a negative number, the total index in Q3 has at least increased to be positive.

     Meanwhile, the growth in the total commercial property index jumped drastically in Bogor, Depok and Bekasi. Same case with Jakarta, its hotel sector are also the most prominent in reviving, at least in the Q3 2020.

    As we can see on charts above, the hotel segment shows a great improvement in demand. This was driven by various kinds of promotions offered by hotels to adapt in this situation such as providing huge discount, staycation packages, working from hotels offer, and wedding reception packages.

    Why Hotels?

    As Indonesia gradually eases lockdown restrictions, the hotel occupancy rates across the country including Jakarta, have slowly started to pick up. However this is not without several efforts and sacrifices driven by people in the hotels sector to improve and revive the hospitality business sector in Indonesia.

    To get through this hard times, efficiency and innovation are the main keys. Therefore, there are several trends created specifically to adapt to this era. Hotels competing with each other to offer a flood of discounts. To further intensify its sales strategy, there are several e-commerce platforms that is becoming a  great place to advertise rooms and staycation packages, such as Traveloka. The Buy Now Stay Later also sticks to this trend.

    Another new trend is the Work From Hotel (WFH). As you might know, the abbreviation of WFH was initially stands for Work From Home. To connect the dots, Working From Hotel then exist and created because there are more and more office workers are getting bored with the atmosphere of their house and desperate to look for a new atmosphere. It’s a trend where hotels prepare rooms, complete with equipment and facilities to work (e.g : Wi-Fi , stationer, and free printing facilities,etc).

    During the transitional PSBB period, indoor wedding receptions are allowed to be held again after previously was banned temporarily due to the massive increase of the Covid-19 spread. This becomes the opportunity that triggers the revival for the hotel business.

    However, this permission is also accompanied by the requirement to fulfill and comply with the health protocols made by the government. These includes the limitation of attendees to a maximum of 25 percent of normal capacity. Then, the seating distance for visitors is set at least 1.5 meters. Visitors are also prohibited from passing by or changing seats. The eating and drinking utensils must be sterilized, while the serving of food is prohibited from using a buffet. Last but not least, the wedding staffs are required to wear a mask, face shield and gloves.

    One of the breakthrough in this trend was the make of  “Virtual Wedding” ever since June 2020. As this was the case held by The Sunan Hotel Solo, which offer a virtual wedding service package for 44.5 million. The event is only attended by the couple and their family members, meanwhile guests are able to attend the wedding virtually through various platforms such as Zoom, YouTube, Facebook and Instagram, while enjoying food sent by the hotel to their residences.

    Finally, we might conclude that the property business in Indonesia has the potential to develop more despite the massive impact it has taken from pandemic outburst. Combining the stakeholders effort and the government’s support to stimulate this sector are expected to help revive the business sector in the future.

At the Sapporo Snow Festival, you can see a variety of interesting snow sculptures. The snow sculptures on display have very interesting designs. Not only that, Sapporo City also has a beer museum.       News about the Indonesian government’s policy that prohibits the export of raw nickel ore commodities, was one of most prominent topics at the beginning of 2020. However, those who are not involved much in the field of energy or chemical or metal, might not know so much about nickel. Let’s discuss further about nickel.

      What is Nickel?

      Nickel is one of the most abundant elements, although most of it lies within the Earth’s core, more than 3000 km below the Earth’s surface. Nickel is the product of a silvery white metal that is widely used to make stainless steel. This metal is also often used to mix with other materials to make it stronger to withstand extreme temperatures and corrosive environments. This metal is an atomic number 28 in the periodic table between the element’s cobalt and copper with the symbol of “Ni” (Mindat.org., 2021).

      Due to its distinguished property, that is slowly oxidized by air at normal room temperature and is considered corrosion-resistant, historically, nickel has been used for plating iron and brass, coating chemistry equipment, and manufacturing certain alloys that retain a high silvery polish, such as German silver. About 9% of world nickel production is still used for corrosion-resistant nickel plating. Nickel has been widely used in coins, though its rising price has led to some replacement with cheaper metals in recent years.

      Nickel is one of four elements (the others are iron, cobalt, and gadolinium) (Coey, et al.,1999) that are ferromagnetic at approximately room temperature. Alnico permanent magnets based partly on nickel are of intermediate strength between iron-based permanent magnets and rare-earth magnets. This metal is valuable in modern times chiefly in alloys; about 70% of world production is used in stainless steel. Around 8% is used for nickel-based and copper-based alloys, 8% for alloy steels and castings, 8% in plating and 5% in the fast-growing battery sector, including those in electric vehicles (EVs) (Treadgold, 2021) and last 1% in other applications (Nickel Institute, 2021). As a compound, nickel has a number of niche chemical manufacturing uses, such as a catalyst for hydrogenation, cathodes for batteries, pigments and metal surface treatments (Nickel Institute, 2021). In addition, from the perspective of biology, nickel is an essential nutrient for some microorganisms and plants that have enzymes with nickel as an active site (Mulrooney et al., 2003)

      Although many nickel alloys, including stainless steel, do not cause health problems, the metal itself is known to possess potential to be carcinogenic. The average daily exposure does not pose a threat to human health. Most of the nickel absorbed every day by humans is removed by the kidneys and passed out of the body through urine or is eliminated through the gastrointestinal tract without being absorbed. Nickel is not a cumulative poison, but larger doses or chronic inhalation exposure may be toxic, even carcinogenic, and constitute an occupational hazard (Butticè & Claudio, 2015). In other words, nickel accumulates in soil, air, or food and water supplies and also poses a risk of poisoning if too much of it enters the human body. Nickel-plated objects sometimes provoke nickel allergy to some people that have sensitivity to it (Butticè & Claudio, 2015). Therefore, special precautions are needed to ensure the safety of people who work and come in direct contact with nickel compounds.

      History of Nickel

      Only a few items are made of pure nickel. In contrast, nickel has played so many supporting and stabilizing roles in industrial materials. Due to its corrosion resistance and ability to withstand extreme temperatures, nickel is usually combined with other metals to produce a stronger, shinier and more durable product. Most of all, nickel is usually used as a protective outer layer for softer metals.

      Because the ores of nickel are easily mistaken for ores of silver, understanding of this metal and its use dates to relatively recent times. However, the unintentional use of nickel is ancient, and can be traced back as far as 3500 BCE. Bronzes from what is now Syria have been found to contain as much as 2% nickel (Rosenberg & Samuel, 1968). Certain ancient Chinese manuscripts suggest that “white copper” (cupronickel) was used there between 1700 and 1400 BCE. This white copper was exported to Britain as early as the 17th century, but the nickel content of this alloy was not discovered until 1822 (McNeil, 1990).

      Beginning in 1824, nickel was obtained as a byproduct of cobalt blue production. The first large-scale smelting of nickel began in Norway in 1848 from nickel-rich pyrrhotite. The introduction of nickel in steel production in 1889 increased the demand for nickel, and the nickel deposits of New Caledonia, discovered in 1865, provided most of the world’s supply between 1875 and 1915. The discovery of the large deposits in the Sudbury Basin, Canada in 1883, in Norilsk-Talnakh, Russia in 1920, and in the Merensky Reef, South Africa in 1924, made large-scale production of nickel possible (McNeil, Ian, 1990).

      Since the mid-19th Century nickel has become a well-known component for coins, for instance, Dutch coins were made of pure nickel at that time. Beside the Dutch, 99.9% nickel five-cent coins were struck in Canada (the world’s largest nickel producer at the time) during non-war years from 1922 to 1981; the metal content made these coins magnetic (Royal Canadian Mint, 2008). During the wartime period 1942–1945, most or all nickel was removed from Canadian and US coins to save it for manufacturing armor. Canada used 99.9% nickel from 1968 in its higher-value coins until 2000. Some other countries in Europe, such as Switzerland and the United Kingdom also used nickel for their coins. Coins of nearly pure nickel were first used in 1881 in Switzerland. In the United Kingdom, Birmingham forged nickel coins in 1833 for trading in Malaysia.

      In the United States, the term “nickel” or “nick” originally applied to the copper-nickel Flying Eagle cent, which replaced copper with 12% nickel in 1857 to 1858, then the Indian Head cent of the same alloy from 1859 to 1864. Still later, in 1865, the term designated the three-cent nickel, with nickel increased to 25%. In 1866, the five-cent shield nickel (25% nickel, 75% copper) appropriated the designation. Along with the alloy proportion, this term has been used to the present in the United States.

      Current use of Nickel in General

      In the 21st century, the high price of nickel has led to some replacement of the metal in coins around the world. Coins still made with nickel alloys include one- and two-euro coins, 5¢, 10¢, 25¢, and 50¢ U.S. coins, and 20p, 50p, £1, and £2 UK coins. From 2012 on the nickel-alloy used for 5p and 10p UK coins was replaced with nickel-plated steel. This ignited a public controversy regarding the problems of people with nickel allergy (Lacey, BBC Health Check, 2013).

      Besides being use to make coins, here are some examples of the use of nickel mixtures (gathered from various sources):

      • The manufacture of equipment and parts made from nickel alloys is often used in harsh to extreme environments, such as in chemical plants, petroleum refineries, jet engines, power generation facilities, and offshore installations;
      • Medical apparatuses, cooking utensils, and cutlery are also often made of nickel-coated metal because they are easy to clean and sterilize;
      • Nickel blends are used in the manufacture of rechargeable batteries for portable computers, power tools, and hybrid and electric vehicles;
      • Nickel is also used to coat items to reduce corrosion and provide attractive finishes, such as in bathroom fixtures;
      • Most of them are used as an alloy in the manufacture of stainless steel;
      • Copper-nickel alloys are commonly used in desalination plants, which convert seawater to fresh water; and
      • Used in ship propellers and turbine blades.

      Based on the current trend, while nickel remains the most important component of stainless steel, it is predicted that the need for nickel in batteries will drastically increase. It is known that nickel is an important component to the manufacture of lithium-ion batteries (Li-ion batteries or LIBs) used in drones, micro-sized robots, smartphones, laptops, medical equipment, electric vehicles or EVs, such as a battery electric vehicle (BEV) and plug-in hybrid vehicle (PHEV). LIBs have several types. The main difference between the batteries is their cathode chemistry. Two of the various types of LIBs most used today are Lithium Nickel Cobalt Aluminum (LiNiCoAlO2) or NCA and Lithium Nickel Manganese Cobalt Oxide (LiNiMnCoO2 or NMC). Both are widely used for the needs of various electronic equipment and EVs. Another type is lithium nickel oxide (LiNiO2 or LNO) which is used for EVs (Boxalla, et al. 2018; Scarfogliero, et al. 2018). In short, almost all of the manufacture of LIBs now relies on nickel.

      It is estimated that the world’s nickel demand will increase significantly due to the growth of the LIBs industry. Because it is more economical and has a higher energy density, nickel is the raw material for making LIBs for EVs (Grieve, 2018).  An estimation shows that the amount of nickel needed for EVs batteries sold last year reached 34 kilotons. Apart from nickel, other materials required include 15 kilotons of cobalt, 11 kilotons of lithium, and 11 kilotons of manganese. By 2030, for a battery chemical mixture consisting of 10% NCA, 40% NMC 622, and 50% NMC 811, it is projected that the need for class 1 nickel (> 99% Ni) will reach 850 kilotons. Meanwhile, the demand for cobalt is 170 kilotons, lithium 155 kilotons, and manganese is 155 kilotons (International Energy Agency. 2019). Nickel consumption is increasingly important for the manufacture of EVs batteries, because technological innovations in the manufacture of EVs are less dependent on cobalt, but rely on higher levels of nickel. Major manufacturer of EVs batteries, Contemporary Amperex Technology Co. Ltd. (CATL), for example, has announced mass production of high nickel batteries. The company will produce a generation of NCM 811 batteries – which have a composition of 80% nickel, 10% cobalt and 10% manganese – which are considered to have a longer life. By adding more nickel portions, this   battery generation allows EVs to go further on a single charging system. Hence, more and more new technology innovations, particularly that related to EVs batteries or batteries in general, have relied on nickel.   

      Put it simply, based on the classification of end use of nickel products according to Nickel Institute, currently there are approximately six categories of end use, with most of it being in the engineering sector.  In details, around 31% of all nickel production was designated for engineering, 22% for metal goods, 16% for building and construction, 15% for transport, 10% for electronic goods, and 4% for other uses (Nickel Institute, 2021).

      On Earth, nickel occurs most often in combination with sulfur and iron in pentlandite, with sulfur in millerite, with arsenic in the mineral nickeline, and with arsenic and sulfur in nickel galena (National Pollutant Inventory, 2021). Nickel is commonly found in iron meteorites as the alloy’s kamacite and taenite. The presence of nickel in meteorites was first detected in 1799 by Joseph-Louis Proust, a French chemist who then worked in Spain that analyzed samples of the meteorite from Argentina. He discovered the presence in them of nickel, about 10% along with iron (Calvo, 2019).

      On geophysical evidence, most of the nickel on Earth is believed to be in the Earth’s outer and inner cores. Kamacite and taenite are naturally occurring alloys of iron and nickel. For kamacite, the alloy is usually in the proportion of 90:10 to 95:5, although impurities (such as cobalt or carbon) may be present, while for taenite the nickel content is between 20% and 65%. Kamacite and taenite are also found in nickel iron meteorites (Rasmussen et al., 1988).

      The bulk of the nickel is mined from two types of ore deposits. The first is magmatic sulfide deposits, where the principal ore mineral is pentlandite: (Ni,Fe)9S8. The second is laterite, where the principal ore mineral mixtures are nickeliferous limonite, (Fe,Ni)O(OH), and garnierite (a mixture of various hydrous nickel and nickel-rich silicates). Indonesia and Australia have the biggest estimated reserves, at 43.6% of the world’s total (Statista, 2021). 

      Identified land-based resources throughout the world averaging 1% nickel or greater comprise at least 130 million tons of nickel (about the double of known reserves). Based on it, within the whole world, about 60% is in laterites and 40% in sulfide deposits (US Geological Survey, 2019).

      1. Magmatic Sulfide Deposits. 

      Nickel mines of this type are found in temperate subtropical regions, such as Norilsk, Russia; Sudbury, Ontario, Canada; and Kambalda, Australia.

      According to the US Geological Survey (2019), Magmatic sulfide deposits supply about 40% of global nickel and are currently the main source of more than half of the world’s nickel supply. Nickel deposits can develop when magma containing low amounts of silica and high amounts of magnesium is absorbed in sulfur, usually by reaction with rocks in the Earth’s crust. The sulfur-rich liquid is separated from the magma, then nickel ions, and several other elements move into it. Because sulfur-rich liquids are denser than magma, they sink and accumulate along the bottom of magma chambers, intrusions, or lava flows, where nickel-containing sulfide minerals can then crystallize.

      The Sudbury Igneous Complex is Canada’s main source of nickel and the second largest source of nickel sulfide in the world. This area is considered unique because it was formed when an extraterrestrial object (possibly an asteroid or comet) hit Earth about 1,850 million years ago. The impact caused parts of the Earth’s crust to melt and form a large layer of magma in the resulting crater. Nickel-containing sulfide fluids accumulate along the bottom of the magma layer, and sulfide minerals containing nickel and copper crystallize from it.

      1. Laterite Deposits

      Nickel mines of this type are found in Cuba, New Caledonia, Philippine and Indonesia.

      Laterite deposits constitute the main resource of about 60% of the world’s nickel (US Geological Survey, 2015). These deposits form in warm, humid, tropical or subtropical environments when igneous rocks with low amounts of silica and high amounts of magnesium are broken down by chemical weathering. Weathering removes some of the original components from the rock and creates residual deposits where elements such as nickel are concentrated.

      Nickel Extraction

      Nickel is often obtained through an extractive metallurgy process. It is extracted from the ore by conventional roasting and reduction processes that yield a metal of greater than 75% purity. In many stainless-steel applications, most pure nickel (75%) can be used without further purification, depending on the impurities. Traditionally, most sulfide ores have been processed using pyrometallurgical techniques to produce a matte for further refining. Recent advances in hydrometallurgical techniques resulted in significantly purer metallic nickel products. Most sulfide deposits have traditionally been processed by concentration through a froth flotation process followed by pyrometallurgical extraction. In hydrometallurgical processes, nickel sulfide ores are concentrated with flotation (differential flotation if Ni/Fe ratio is too low) and then smelted. The nickel matte is further processed with the Sherritt-Gordon process. First, copper is removed by adding hydrogen sulfide, leaving a concentrate of cobalt and nickel. Then, solvent extraction is used to separate the cobalt and nickel, with the final nickel content greater than 99%.

      In regards to sulfide deposits, there are two processing lines, using pyrometallurgy (smelting) and Carbon process (Ammonia Leaching) and HPAL / PAL (High Pressure Acid Leaching). As for laterite deposits, there are also two processing lines, namely hydrometallurgy and pyrometallurgy (smelting). Hydrometallurgy is used for processing low content laterite. Low grade laterite consists of low levels of limonite and saprolite.

        Recent Property Development

        The Covid-19 pandemic has dealt a quite severe blow to the property business sector in 2020. During the PSBB period, business activities were very sluggish and it can be said that some business actors suffered severe losses.

        However, entering the new normal period, the economic activity in several sectors including property has begun to revive from the previous period. The role of the government triggers the revival of Indonesia’s property business activities.

         Government Stimulus

        The assistance provided by the government is in the form of subsidies or incentives for interest subsidies to debtors of public housing credit (KPR), which is contained in the Minister of Finance Regulation (PMK) Number 138 / PMK.05 / 2020 and amendments to PMK 85 / PMK.05 / 2020 regarding the guidelines for providing interest subsidies in the effort to implement the National Economic Recovery program.

        In early March 2020, the Government decided to increase the allocation of housing financing assistance by IDR 1.5 trillion for Low-Income Communities (MBR). This was stated by the Director General of Infrastructure Financing of the Ministry of Public Works and Public Housing (PUPR) Eko Djoeli Heripoerwanto in a webinar, Wednesday (29/7/2020).

        In addition, the Government also has Bank BTN as their partner-collaboration to implement their OMH Program aimed at Low-Income Communities (MBR) with low interest rates and low installments for the purchase of a prosperous tread house and a welfare apartment.

        Bank BTN noted, in 2015 they have provided housing financing assistance totaling 474,099 units. Then in 2016 as many as 595,540 units, in 2017 to 666,806 units, in 2018 to 755,093 units, and in 2019 to 735,749 units.

        As of September 2020, BTN has provided home ownership credit support (KPR) of 93,448 units which cost as much as Rp. 15.6 trillion. These support provided by BTN is significant for the survival of the business property sector.

        BTN commitment on supporting business property has not slackened. In fact, during the pandemic, BTN continuously provides support for the government program.The distribution of subsidized KPR is still a mainstay of BTN for the One Million Houses program.

        Positive Trend in Q3  2020

        There is a positive trend during Q3 2020 after it drastically dropped earlier in the year, indicates there is potential for the revival of Commercial Property Demand in Q4 2020 and the next Q1 2021.

        Hotels and convention halls are two sectors whose demand has risen quite drastically in the Q3 after falling badly in the previous quarter. This demonstrates positive potential for its development in the future. Meanwhile, the demand of apartment remains low and still struggles to revive until now.

        Overall in Jabodetabek, the commercial property sector also experienced a positive increase during Q3 2020.

        In Jakarta, all commercial property demands show positivism with hotels being the most prominent in their development at Q3 2020. After previously shows a negative number, the total index in Q3 has at least increased to be positive.

         Meanwhile, the growth in the total commercial property index jumped drastically in Bogor, Depok and Bekasi. Same case with Jakarta, its hotel sector are also the most prominent in reviving, at least in the Q3 2020.

        As we can see on charts above, the hotel segment shows a great improvement in demand. This was driven by various kinds of promotions offered by hotels to adapt in this situation such as providing huge discount, staycation packages, working from hotels offer, and wedding reception packages.

        Why Hotels?

        As Indonesia gradually eases lockdown restrictions, the hotel occupancy rates across the country including Jakarta, have slowly started to pick up. However this is not without several efforts and sacrifices driven by people in the hotels sector to improve and revive the hospitality business sector in Indonesia.

        To get through this hard times, efficiency and innovation are the main keys. Therefore, there are several trends created specifically to adapt to this era. Hotels competing with each other to offer a flood of discounts. To further intensify its sales strategy, there are several e-commerce platforms that is becoming a  great place to advertise rooms and staycation packages, such as Traveloka. The Buy Now Stay Later also sticks to this trend.

        Another new trend is the Work From Hotel (WFH). As you might know, the abbreviation of WFH was initially stands for Work From Home. To connect the dots, Working From Hotel then exist and created because there are more and more office workers are getting bored with the atmosphere of their house and desperate to look for a new atmosphere. It’s a trend where hotels prepare rooms, complete with equipment and facilities to work (e.g : Wi-Fi , stationer, and free printing facilities,etc).

        During the transitional PSBB period, indoor wedding receptions are allowed to be held again after previously was banned temporarily due to the massive increase of the Covid-19 spread. This becomes the opportunity that triggers the revival for the hotel business.

        However, this permission is also accompanied by the requirement to fulfill and comply with the health protocols made by the government. These includes the limitation of attendees to a maximum of 25 percent of normal capacity. Then, the seating distance for visitors is set at least 1.5 meters. Visitors are also prohibited from passing by or changing seats. The eating and drinking utensils must be sterilized, while the serving of food is prohibited from using a buffet. Last but not least, the wedding staffs are required to wear a mask, face shield and gloves.

        One of the breakthrough in this trend was the make of  “Virtual Wedding” ever since June 2020. As this was the case held by The Sunan Hotel Solo, which offer a virtual wedding service package for 44.5 million. The event is only attended by the couple and their family members, meanwhile guests are able to attend the wedding virtually through various platforms such as Zoom, YouTube, Facebook and Instagram, while enjoying food sent by the hotel to their residences.

        Finally, we might conclude that the property business in Indonesia has the potential to develop more despite the massive impact it has taken from pandemic outburst. Combining the stakeholders effort and the government’s support to stimulate this sector are expected to help revive the business sector in the future.

        The nickel price was corrected to its lowest level in more than two weeks, as reported by Bloomberg on Monday (19/4/2021), the nickel price on the Shanghai stock exchange, China, was corrected by 2.2 percent to US $ 16,010 per metric ton. The note is nickel’s lowest position since last April 1. Meanwhile, nickel price on the London Metal Exchange (LME) was observed to slightly decrease 0.01 percent to the level of US $ 16,363 per metric ton. On a year to date (ytd) basis, the price of this commodity has corrected by 1.50 percent.

        The price corrections currently being experienced have made nickel one of the weakest performing commodities so far, however, there is still plenty of room for a stronger nickel price in 2021. During the first semester of 2021, APNI predicts nickel prices will be at the level of US $ 14,000 to US $ 18,000 per ton. Meanwhile, for 2021, the price range for these commodities will be in the range of US $ 13,000 to US $ 21,000 per ton.

        In Indonesia, nickel is one of the most strategic commodities owned by Indonesia, including the top 3 commodities whose control is significant enough to be controlled by Indonesia in the global market. The three commodities are thermal coal, nickel and tin. For nickel, Indonesia controls 27% of world supply. Nickel production includes upstream nickel ore products of 50 million tons per year, as well as downstream products such as FeNi, NPI, Matte as much as 907 thousand tons. In addition, nickel is classified as a strategic metal commodity. Indonesia itself was the 6th largest nickel exporter out of the 10 largest nickel producing countries in the world in 2016. The potential for nickel reserves is mostly found in Southeast Sulawesi, Central Sulawesi and North Maluku.

        Amid the decline in world nickel prices, Indonesia actually has a positive trend regarding the nickel business, namely Indonesia is considered to be the largest producer of lithium batteries and electric vehicles in the world, in line with the large supply of nickel for manufacturing lithium batteries, which are the main ingredients for the development of electric vehicles (EV). The amount of nickel supply is reflected based on data from the Ministry of Energy and Mineral Resources (ESDM), in 2017, Indonesia was able to produce 2.12 million tonnes of nickel pig iron (NPI) and 482,400 tonnes of ferronickel (FeNi) in 2017. The government seriously responded to the trend. This is positive by issuing Presidential Regulation (Perpres) Number 55 of 2019 concerning the Acceleration of the Battery Electric Vehicle Program for Road Transportation.

        The Ministry of Energy and Mineral Resources (ESDM) noted that the proven reserves for the national nickel commodity amounted to 698 million tons, and could only guarantee the supply of nickel ore for refining facilities for 7-8 years. The Indonesian nickel industry also continues to increase in economic value due to downstreaming. Although nickel ore sales have decreased since ore exports were banned (January 1, 2020), the total economic value of the Indonesian nickel industry has increased by 4-5 times in the downstream sector.

          Recent Property Development

          The Covid-19 pandemic has dealt a quite severe blow to the property business sector in 2020. During the PSBB period, business activities were very sluggish and it can be said that some business actors suffered severe losses.

          However, entering the new normal period, the economic activity in several sectors including property has begun to revive from the previous period. The role of the government triggers the revival of Indonesia’s property business activities.

           Government Stimulus

          The assistance provided by the government is in the form of subsidies or incentives for interest subsidies to debtors of public housing credit (KPR), which is contained in the Minister of Finance Regulation (PMK) Number 138 / PMK.05 / 2020 and amendments to PMK 85 / PMK.05 / 2020 regarding the guidelines for providing interest subsidies in the effort to implement the National Economic Recovery program.

          In early March 2020, the Government decided to increase the allocation of housing financing assistance by IDR 1.5 trillion for Low-Income Communities (MBR). This was stated by the Director General of Infrastructure Financing of the Ministry of Public Works and Public Housing (PUPR) Eko Djoeli Heripoerwanto in a webinar, Wednesday (29/7/2020).

          In addition, the Government also has Bank BTN as their partner-collaboration to implement their OMH Program aimed at Low-Income Communities (MBR) with low interest rates and low installments for the purchase of a prosperous tread house and a welfare apartment.

          Bank BTN noted, in 2015 they have provided housing financing assistance totaling 474,099 units. Then in 2016 as many as 595,540 units, in 2017 to 666,806 units, in 2018 to 755,093 units, and in 2019 to 735,749 units.

          As of September 2020, BTN has provided home ownership credit support (KPR) of 93,448 units which cost as much as Rp. 15.6 trillion. These support provided by BTN is significant for the survival of the business property sector.

          BTN commitment on supporting business property has not slackened. In fact, during the pandemic, BTN continuously provides support for the government program.The distribution of subsidized KPR is still a mainstay of BTN for the One Million Houses program.

          Positive Trend in Q3  2020

          There is a positive trend during Q3 2020 after it drastically dropped earlier in the year, indicates there is potential for the revival of Commercial Property Demand in Q4 2020 and the next Q1 2021.

          Hotels and convention halls are two sectors whose demand has risen quite drastically in the Q3 after falling badly in the previous quarter. This demonstrates positive potential for its development in the future. Meanwhile, the demand of apartment remains low and still struggles to revive until now.

          Growth of Commercial Property Demand in Jabodetabek

          Overall in Jabodetabek, the commercial property sector also experienced a positive increase during Q3 2020.

          In Jakarta, all commercial property demands show positivism with hotels being the most prominent in their development at Q3 2020. After previously shows a negative number, the total index in Q3 has at least increased to be positive.

           Meanwhile, the growth in the total commercial property index jumped drastically in Bogor, Depok and Bekasi. Same case with Jakarta, its hotel sector are also the most prominent in reviving, at least in the Q3 2020.

          As we can see on charts above, the hotel segment shows a great improvement in demand. This was driven by various kinds of promotions offered by hotels to adapt in this situation such as providing huge discount, staycation packages, working from hotels offer, and wedding reception packages.

          Why Hotels?

          As Indonesia gradually eases lockdown restrictions, the hotel occupancy rates across the country including Jakarta, have slowly started to pick up. However this is not without several efforts and sacrifices driven by people in the hotels sector to improve and revive the hospitality business sector in Indonesia.

          To get through this hard times, efficiency and innovation are the main keys. Therefore, there are several trends created specifically to adapt to this era. Hotels competing with each other to offer a flood of discounts. To further intensify its sales strategy, there are several e-commerce platforms that is becoming a  great place to advertise rooms and staycation packages, such as Traveloka. The Buy Now Stay Later also sticks to this trend.

          Another new trend is the Work From Hotel (WFH). As you might know, the abbreviation of WFH was initially stands for Work From Home. To connect the dots, Working From Hotel then exist and created because there are more and more office workers are getting bored with the atmosphere of their house and desperate to look for a new atmosphere. It’s a trend where hotels prepare rooms, complete with equipment and facilities to work (e.g : Wi-Fi , stationer, and free printing facilities,etc).

          During the transitional PSBB period, indoor wedding receptions are allowed to be held again after previously was banned temporarily due to the massive increase of the Covid-19 spread. This becomes the opportunity that triggers the revival for the hotel business.

          However, this permission is also accompanied by the requirement to fulfill and comply with the health protocols made by the government. These includes the limitation of attendees to a maximum of 25 percent of normal capacity. Then, the seating distance for visitors is set at least 1.5 meters. Visitors are also prohibited from passing by or changing seats. The eating and drinking utensils must be sterilized, while the serving of food is prohibited from using a buffet. Last but not least, the wedding staffs are required to wear a mask, face shield and gloves.

          One of the breakthrough in this trend was the make of  “Virtual Wedding” ever since June 2020. As this was the case held by The Sunan Hotel Solo, which offer a virtual wedding service package for 44.5 million. The event is only attended by the couple and their family members, meanwhile guests are able to attend the wedding virtually through various platforms such as Zoom, YouTube, Facebook and Instagram, while enjoying food sent by the hotel to their residences.

          Finally, we might conclude that the property business in Indonesia has the potential to develop more despite the massive impact it has taken from pandemic outburst. Combining the stakeholders effort and the government’s support to stimulate this sector are expected to help revive the business sector in the future.

          Legal Consultant or Advocate? Notary or PPAT? What are the differences?

          There are many people who have no idea when they want to do law related things. Where do I have to go? A lawyer or a public notary ? This might be because not many people actually know about this kind of profession. Actually, the legal profession is not just lawyers and public notaries. Legal consultants and land deed officials (pejabat pembuat akta tanah or PPAT) are also legal professions. But, many people thought that legal consultants and lawyers are the same profession and thought public notary and PPAT are the same profession as well. In reality, these four professions have different meanings.
          In order to prevent further misunderstandings, this article will help you to understand the differences between legal consultants, lawyers, notary public and PPATs, who to contact and where to go to solve the problem.

          • Legal Consultant


          A legal consultant in general means a person who provides legal advice or performs non litigation services. But, a legal consultant’s scope of work is limited and can only provide legal advice to clients. The scope of work is different from a lawyer.

           

          • Lawyer / Advocate



          In Indonesian legal terminology, a lawyer is known as an advocate. It is based on Act no 18 of 2003 on advocates. Advocates means a person who provides legal services, both inside or outside the courtroom. Legal services that can be provided by an advocate include legal counseling, legal assistance, exercise of power, representation, accompaniment, defense, and other legal actions for the legal benefit of the client. The scope of work of an advocate as defined by law is broader than the scope of work of a legal consultant.

          Advocates are licensed to practice through a process of appointment and taking a professional oath as advocates. To be appointed as an advocate, one must have a higher legal education, take the advocacy specialization, pass the advocacy specialization exam, and complete a two-year internship at a law firm.

          The scope of work for advocates covers the entire country of Indonesia. This means that if you have a legal problem in Bali, you can contact a lawyer registered in Jakarta and avail of his services. In addition, the services of an advocate can be performed in all areas of law, including general criminal law (fraud, embezzlement, theft, etc.), special law (drug abuse, corruption, illegal logging, etc.), civil law, state administrative law, and state administration law.

          1. Land Deed Officials (Pejabat Pembuat Akta Tanah/PPAT)


          The Profession of PPAT is based on Government Regulation No 37 of 1998 provides the position rules for land deed preparation officials. This regulation has been amended several times.

          PPATs have a duty to perform several land registration activities by preparing deeds that serve as evidence of legal acts related to land rights and condominium ownership, and serve as the basis for registering changes in land registration data due to legal acts. The legal acts that can change land registration data are sale, exchange, grant, enrollment, co-ownership of common rights, grant of building rights/use rights over land ownership, grant of mortgage, and grant of authority to mortgage.

          Unlike advocates, PPATs can only operate in one province. For example, a PPAT with Central Jakarta as its area of responsibility can only conduct land registration in the Special Capital Region of Jakarta area. However, a PPAT may also serve as a public notary.

           

           Public Notary 

          The profession of public notary is regulated in Act No. 30 of 2014 on the Status of Notary Public. This regulation has been amended several times.

          A public notary is a public official with the authority to prepare genuine deeds and has the following powers For example, they can ratify signatures, determine the date of a handwritten letter, record a handwritten letter, make a copy of an original handwritten document, verify the conformity of the copy to the original, provide legal education on deeds, prepare deeds for land, and prepare auction minutes.

          Notaries reside in regencies and cities, and their office area covers the entire province of Indonesia from their place of residence.

            The Coming Of Age Ceremony

            The Coming-of-Age Ceremony is an annual ceremony to which all those who have reached the age of 20 or have been recognized as adults in Japan are invited. The Coming-of-Age  Ceremony is held on the second Monday of January. However, in some small towns and villages, the coming-of-age ceremony often went ahead so that participants who had to return to work in big cities would not have to return to their hometowns.

             

            Residents who celebrated their 20th anniversary between April 2 of last year and April 1 of this year would be the participants of the coming-of-age ceremony. The ceremony is usually held at the local government conference hall or multipurpose hall. The ceremony includes a speech, receipt of mementos, banquet, and photos with local officials.

             

            During the speech session, speakers congratulate and motivate children who are 20 years old or about to turn 20; at 20, children are reminded that they are old enough to begin a new sheet of life at 20. Drinking alcohol is also legally permissible. What we should not forget is that becoming an adult brings with it many responsibilities that should not be forgotten.

             

            For the coming-of-age ceremony, women wear furisode and men wear hakama. Most of the female participants come to the salon to be dressed in furisode and to have their hair styled. Also, since kimonos and haori are quite expensive garments, most of the participants in the coming-of-age ceremony rent or borrow them from rental stores.

             

            From the coming-of-age ceremony, we are reminded of the increasing number and responsibility of adults as children become more and more adults, but we must not forget that becoming an adult is not an easy thing, and there are many things we must remember and take part of as adults.

              There is a positive trend during Q3 2020 after it drastically dropped earlier in the year, indicates there is potential for the revival of Commercial Property Demand in Q4 2020 and the next Q1 2021.

              Hotels and convention halls are two sectors whose demand has risen quite drastically in the Q3 after falling badly in the previous quarter. This demonstrates positive potential for its development in the future. Meanwhile, the demand of apartment remains low and still struggles to revive until now.

              Growth of Commercial Property Demand in Jabodetabek

              Overall in Jabodetabek, the commercial property sector also experienced a positive increase during Q3 2020.

              In Jakarta, all commercial property demands show positivism with hotels being the most prominent in their development at Q3 2020. After previously shows a negative number, the total index in Q3 has at least increased to be positive.

               Meanwhile, the growth in the total commercial property index jumped drastically in Bogor, Depok and Bekasi. Same case with Jakarta, its hotel sector are also the most prominent in reviving, at least in the Q3 2020.

              As we can see on charts above, the hotel segment shows a great improvement in demand. This was driven by various kinds of promotions offered by hotels to adapt in this situation such as providing huge discount, staycation packages, working from hotels offer, and wedding reception packages.

              Why Hotels?

              As Indonesia gradually eases lockdown restrictions, the hotel occupancy rates across the country including Jakarta, have slowly started to pick up. However this is not without several efforts and sacrifices driven by people in the hotels sector to improve and revive the hospitality business sector in Indonesia.

              To get through this hard times, efficiency and innovation are the main keys. Therefore, there are several trends created specifically to adapt to this era. Hotels competing with each other to offer a flood of discounts. To further intensify its sales strategy, there are several e-commerce platforms that is becoming a  great place to advertise rooms and staycation packages, such as Traveloka. The Buy Now Stay Later also sticks to this trend.

              Another new trend is the Work From Hotel (WFH). As you might know, the abbreviation of WFH was initially stands for Work From Home. To connect the dots, Working From Hotel then exist and created because there are more and more office workers are getting bored with the atmosphere of their house and desperate to look for a new atmosphere. It’s a trend where hotels prepare rooms, complete with equipment and facilities to work (e.g : Wi-Fi , stationer, and free printing facilities,etc).

              During the transitional PSBB period, indoor wedding receptions are allowed to be held again after previously was banned temporarily due to the massive increase of the Covid-19 spread. This becomes the opportunity that triggers the revival for the hotel business.

              However, this permission is also accompanied by the requirement to fulfill and comply with the health protocols made by the government. These includes the limitation of attendees to a maximum of 25 percent of normal capacity. Then, the seating distance for visitors is set at least 1.5 meters. Visitors are also prohibited from passing by or changing seats. The eating and drinking utensils must be sterilized, while the serving of food is prohibited from using a buffet. Last but not least, the wedding staffs are required to wear a mask, face shield and gloves.

              One of the breakthrough in this trend was the make of  “Virtual Wedding” ever since June 2020. As this was the case held by The Sunan Hotel Solo, which offer a virtual wedding service package for 44.5 million. The event is only attended by the couple and their family members, meanwhile guests are able to attend the wedding virtually through various platforms such as Zoom, YouTube, Facebook and Instagram, while enjoying food sent by the hotel to their residences.

              Finally, we might conclude that the property business in Indonesia has the potential to develop more despite the massive impact it has taken from pandemic outburst. Combining the stakeholders effort and the government’s support to stimulate this sector are expected to help revive the business sector in the future.

              Raw Horse Meat

              Raw horse meat is traditionally eaten in many countries. Horse meat contains many nutrients. 100 grams of raw horse meat contains 133 kilocalories, 21 grams of protein, and 5 grams of fat. Horse meat has a slightly sweeter taste than beef. The ivory of young horses is lighter in color, while the meat of grown horses is darker in color and has a stronger flavor.

               

              In some countries where horse meat is processed for food, the same process is used to slaughter beef. In large slaughterhouses, it is common to use electric shocks to paralyze the horse in an instant, causing it to bleed to death.

               

              In Japanese cuisine, raw horse meat is sometimes called “sakura-niku” (cherry blossom meat) because of its cherry-like pink color. There is also “basashi,” which is a raw horse meat cut into thin slices like sashimi, dipped in soy sauce, and often eaten with ginger and onions.

               

              In addition to eating horse meat raw, there are many other variations such as baniku (yakiniku varation) and bagushi. In addition to eating horse meat raw, there are many variations such as baniku and bagushi, which is thin horse meat wrapped with shiso leaves. Both of these dishes are sold in pubs. 

               

              In Japan, basashi is very popular and is a local delicacy in Kumamoto. It might be a little bit weird for some people who have never tried basashi or raw horse meat, but horse meat has a very unique and different taste than other meats we have eaten. Basashi will give a new taste to our tongue that we haven’t taste before. Therefore, horse meat has many benefits and plays an important role in the world’s food culture.

                Recent Property Development

                The Covid-19 pandemic has dealt a quite severe blow to the property business sector in 2020. During the PSBB period, business activities were very sluggish and it can be said that some business actors suffered severe losses.

                However, entering the new normal period, the economic activity in several sectors including property has begun to revive from the previous period. The role of the government triggers the revival of Indonesia’s property business activities.

                 Government Stimulus

                The assistance provided by the government is in the form of subsidies or incentives for interest subsidies to debtors of public housing credit (KPR), which is contained in the Minister of Finance Regulation (PMK) Number 138 / PMK.05 / 2020 and amendments to PMK 85 / PMK.05 / 2020 regarding the guidelines for providing interest subsidies in the effort to implement the National Economic Recovery program.

                In early March 2020, the Government decided to increase the allocation of housing financing assistance by IDR 1.5 trillion for Low-Income Communities (MBR). This was stated by the Director General of Infrastructure Financing of the Ministry of Public Works and Public Housing (PUPR) Eko Djoeli Heripoerwanto in a webinar, Wednesday (29/7/2020).

                The Japanese Tea Ceremony

                The tea ceremony is a traditional activity or ritual in which green tea is offered and presented to guests. The tea ceremony began in 815, when the monk Eichu returned to Japan from China, where tea had been consumed for thousands of years. The monk Eichu also prepared tea for the Emperor Saga. By preparing tea, Monk Eichu was able to captivate the heart of Emperor Saga, so the Emperor ordered him to establish tea plantations in the Kinki region. Eventually, tea plantations spread widely, and the nobles began to prefer tea.

                Eventually,  green tea powder was used in all religious celebrations at monasteries, and tea was associated with the elite strata of Japanese society. By the 16th century, drinking tea had become a common practice among all strata of Japanese society. Sen no Rikyu is a very important figure in the history of the Japanese people. Sen no Rikyu listed “respect,” “harmony,” “purity,” and “tranquility” as principles that should be applied to the tea ceremony.

                The tea ceremony takes place in a special tea room laid out on tatami mats. During the formal drinking ceremony, guests are expected to wear kimonos. They are also expected to remove their shoes and wait in the waiting room before entering the special tea room. After bowing, guests are expected to comment on the rolls and flower arrangements that have been prepared.

                After the guests are seated, the tea master begins the ritual by cleaning the utensils, tea is prepared in a kettle and passed to the guests. The guests are expected to lift their tea bowls as a sign of respect to the tea master as they receive the tea. They will then comment on the taste of the tea and the bowl in which it was served. Guests are then treated to a small sweet cake to balance the bitterness of the tea with the sweetness of the cake.

                The art of tea ceremony is an art that takes years to deepen and requires refinement that lasts a lifetime. Guests invited to a formal drinking ceremony must learn the manners, customs and etiquette of participating in a tea ceremony. Therefore, on the occasion of being invited to a ceremony, be sure to drink at your best.

                  World Biggest Metropolitant Area, Tokyo

                  It’s widely known that Japan capital city is Tokyo. Tokyo Area is the most populated metropolitan area with 37 Million people (2020) live in Tokyo Area. Tokyo are Japan administration and economic center. Tokyo also the seat of imperial family, precisely at Chiyoda district. But, Tokyo is not the longest Japanese capital city (153 years ongoing). The longest serving Japanese capital city are Kyoto (1074 years)

                              Japanese capital city, especially around Kofun period to Nara period always moving. The reason is because everytime the emperor or empress died, the nation capital also move according to where the new coronated emperor lives. The capital only settled during Emperor Kammu reign. Emperor Kammu build a city called Heian-kyo (Peaceful City). Heian-kyo become Japan Capital from 794 and later will be called as Kyoto. When Tokugawa Shogunate are in power, the real capital are still in Kyoto but the government are located in Edo (Past-time Tokyo).

                              When Tokugawa Shogunate rule Japan, Edo developed really fast. Around year 1868 Tokugawa Shogunate has submitted to Imperial family. This event is also called as Meiji restoration. Meiji restoration are radial change that happen under leadership of Emperor Meiji, where Japan start to adopt various element from western country which at that time are great powers. Japan now have government system identical to western country (Constitutional Monarchy), trade with western, build big army, and aim to educate Japanese citizen.

                              Meiji emperor are coronated at 15 Years, a very young age to lead the country. The real power are orchestrated by the oligarch behind Meiji emperor. The oligarch sees Edo as a potential city to expand. Edo also open to western country. This become the reason for the oligarch who want to befriend with western country to move the capital to Edo which renamed into Tokyo in 1868.

                              Since then Tokyo develop and expand really fast although Tokyo had experienced some regression because of great Kanto earthquake and World war II. Tokyo had hosted various event such as 1964 Tokyo Summer Olympic and G7 Summits. In the future Tokyo has been selected as 2020 Summer Olympic host, but the event has been delayed because global pandemic COVID-19.

                    Recent Property Development

                    The Covid-19 pandemic has dealt a quite severe blow to the property business sector in 2020. During the PSBB period, business activities were very sluggish and it can be said that some business actors suffered severe losses.

                    However, entering the new normal period, the economic activity in several sectors including property has begun to revive from the previous period. The role of the government triggers the revival of Indonesia’s property business activities.

                     Government Stimulus

                    The assistance provided by the government is in the form of subsidies or incentives for interest subsidies to debtors of public housing credit (KPR), which is contained in the Minister of Finance Regulation (PMK) Number 138 / PMK.05 / 2020 and amendments to PMK 85 / PMK.05 / 2020 regarding the guidelines for providing interest subsidies in the effort to implement the National Economic Recovery program.

                    In early March 2020, the Government decided to increase the allocation of housing financing assistance by IDR 1.5 trillion for Low-Income Communities (MBR). This was stated by the Director General of Infrastructure Financing of the Ministry of Public Works and Public Housing (PUPR) Eko Djoeli Heripoerwanto in a webinar, Wednesday (29/7/2020).

                    In addition, the Government also has Bank BTN as their partner-collaboration to implement their OMH Program aimed at Low-Income Communities (MBR) with low interest rates and low installments for the purchase of a prosperous tread house and a welfare apartment.

                    Bank BTN noted, in 2015 they have provided housing financing assistance totaling 474,099 units. Then in 2016 as many as 595,540 units, in 2017 to 666,806 units, in 2018 to 755,093 units, and in 2019 to 735,749 units.

                    As of September 2020, BTN has provided home ownership credit support (KPR) of 93,448 units which cost as much as Rp. 15.6 trillion. These support provided by BTN is significant for the survival of the business property sector.

                    BTN commitment on supporting business property has not slackened. In fact, during the pandemic, BTN continuously provides support for the government program.The distribution of subsidized KPR is still a mainstay of BTN for the One Million Houses program.

                    Positive Trend in Q3  2020

                    There is a positive trend during Q3 2020 after it drastically dropped earlier in the year, indicates there is potential for the revival of Commercial Property Demand in Q4 2020 and the next Q1 2021.

                    Hotels and convention halls are two sectors whose demand has risen quite drastically in the Q3 after falling badly in the previous quarter. This demonstrates positive potential for its development in the future. Meanwhile, the demand of apartment remains low and still struggles to revive until now.

                    Overall in Jabodetabek, the commercial property sector also experienced a positive increase during Q3 2020.

                    In Jakarta, all commercial property demands show positivism with hotels being the most prominent in their development at Q3 2020. After previously shows a negative number, the total index in Q3 has at least increased to be positive.

                     Meanwhile, the growth in the total commercial property index jumped drastically in Bogor, Depok and Bekasi. Same case with Jakarta, its hotel sector are also the most prominent in reviving, at least in the Q3 2020.

                    As we can see on charts above, the hotel segment shows a great improvement in demand. This was driven by various kinds of promotions offered by hotels to adapt in this situation such as providing huge discount, staycation packages, working from hotels offer, and wedding reception packages.

                    Why Hotels?

                    As Indonesia gradually eases lockdown restrictions, the hotel occupancy rates across the country including Jakarta, have slowly started to pick up. However this is not without several efforts and sacrifices driven by people in the hotels sector to improve and revive the hospitality business sector in Indonesia.

                    To get through this hard times, efficiency and innovation are the main keys. Therefore, there are several trends created specifically to adapt to this era. Hotels competing with each other to offer a flood of discounts. To further intensify its sales strategy, there are several e-commerce platforms that is becoming a  great place to advertise rooms and staycation packages, such as Traveloka. The Buy Now Stay Later also sticks to this trend.

                    Another new trend is the Work From Hotel (WFH). As you might know, the abbreviation of WFH was initially stands for Work From Home. To connect the dots, Working From Hotel then exist and created because there are more and more office workers are getting bored with the atmosphere of their house and desperate to look for a new atmosphere. It’s a trend where hotels prepare rooms, complete with equipment and facilities to work (e.g : Wi-Fi , stationer, and free printing facilities,etc).

                    During the transitional PSBB period, indoor wedding receptions are allowed to be held again after previously was banned temporarily due to the massive increase of the Covid-19 spread. This becomes the opportunity that triggers the revival for the hotel business.

                    However, this permission is also accompanied by the requirement to fulfill and comply with the health protocols made by the government. These includes the limitation of attendees to a maximum of 25 percent of normal capacity. Then, the seating distance for visitors is set at least 1.5 meters. Visitors are also prohibited from passing by or changing seats. The eating and drinking utensils must be sterilized, while the serving of food is prohibited from using a buffet. Last but not least, the wedding staffs are required to wear a mask, face shield and gloves.

                    One of the breakthrough in this trend was the make of  “Virtual Wedding” ever since June 2020. As this was the case held by The Sunan Hotel Solo, which offer a virtual wedding service package for 44.5 million. The event is only attended by the couple and their family members, meanwhile guests are able to attend the wedding virtually through various platforms such as Zoom, YouTube, Facebook and Instagram, while enjoying food sent by the hotel to their residences.

                    Finally, we might conclude that the property business in Indonesia has the potential to develop more despite the massive impact it has taken from pandemic outburst. Combining the stakeholders effort and the government’s support to stimulate this sector are expected to help revive the business sector in the future.
